This covers the work we do as solicitors for the buying and selling of any residential house or flat, or remortgaging (changing your lender). From the start of a typical purchase when we supply a detailed written estimate of costs and useful background notes, right through to the end, when we let you have a copy of the title documents to your new home, we are confident that you will find the service to be expert, responsive and friendly.
Our aim is to provide you with an excellent service at a fair price. To help achieve this we operate a fixed price conveyacing scheme for freehold house and flat purchases and sales up to 250,000 - we charge only 500 for a sale and 600(plus VAT and disbursements in both cases) for a purchase. All property work is dealt with by a qualified conveyancer and includes a personal meeting, if required.
The work undertaken includes:
- Preparing contract documentation for your buyer (sale)
- Checking all legal aspects of a property and sending you a written Homebuyers Legal Report (purchase)
- Preparing all relevant documents including the six page Stamp Duty Form
- Personal meeting with you to sign all relevant documents if required
- Liasing with estate agents and other solicitors
- Dealing with all associated financial transactions eg mortgage redemption, estate agents commission and stamp duty land tax
- Confirming and explaining each stage of the process to you and keeping you regularly updated throughout the process
There are other circumstances when you might wish to change the legal ownership of a property without actually moving, for instance on marriage (or a marriage breakdown), or when remortgaging. We offer expert advice and assistance throughout the whole process.
