This covers the work we do as solicitors for the buying and selling of any residential house or flat. We can also assist with remortgaging (changing your lender) and transfers of equity (changing ownership from one person to two or vice versa, for example). From the start of a typical purchase when we supply a detailed written estimate of costs and useful background notes, right through to the end, when we let you have a copy of the title documents to your new home, we are confident that you will find the service to be expert, responsive and friendly.
Our aim is to provide you with an excellent service at a fair price. Our charges for freehold house purchases and sales up to 250,000 - are only 540 for a sale and 640 (plus VAT and disbursements in both cases) for a purchase*. All property work is dealt with by a qualified and experienced solicitor and includes a personal meeting, if required.
The work undertaken includes:
- Preparing contract documentation for your buyer (sale only)
- Checking the legal paperwork, obtaining and checking all relevant searches and reporting to you (purchase only)
- Preparing all relevant deeds and documents, including the six page stamp duty form
- Personal meeting with you to sign all relevant documents if required
- Liaising with estate agents, solicitors and others
- Dealing with all associated financial transactions eg mortgage redemption, estate agents commission, stamp duty and Land Registry fees
- Confirming and explaining each stage of the process to you and keeping you regularly updated throughout the transaction
There are other circumstances when you might wish to change the legal ownership of a property without actually moving, for instance on marriage, the breakdown of a relationship, or when remortgaging. We offer expert advice and assistance throughout the whole process.
